What to include in your application

Planning applications cannot be progressed until all the necessary supporting information and the appropriate fee are received.

The information we require to determine a planning application is set out within the lists of local and national validation requirements for each application type. It's important you go through the list of requirements relevant to your application type prior to the submission of your application.

Everything you need to include is outlined in our validation checklist.

It will take longer for you to receive a decision if required items are not provided. If your application is invalid, we'll write to you or your agent explaining what is outstanding. The application will only become valid upon receipt of the relevant items.

The government introduced planning gateway one, which applies to applications for planning permission made on or after 1 August 2021 as a result of the Town and Country Planning (Development Management Procedure and Section 62A Applications) (England) (Amendment) Order 2021 ("the 2021 Order").

It has 2 key elements:

  1. to require the developer to submit a fire statement setting out fire safety considerations specific to the development with a relevant application for planning permission for development which involves 1 or more relevant buildings, and
  2. to establish the Health and Safety Executive as a statutory consultee for relevant planning applications.

Relevant buildings under planning gateway 1 must contain 2 or more dwellings or educational accommodation and meet the height condition of 18m or more, or 7 or more storeys.
